What does this program do? 
This program allows approved mortgage companies to offer a zero down home loan option for low- and moderate-income households the opportunity to own adequate, modest, decent, safe and sanitary dwellings as their primary residence in eligible rural areas. Eligible applicants may build, rehabilitate, improve or relocate a dwelling in an eligible rural area.

Who may apply for this program?
Applicants must:

  1. Meet income-eligibility
  2. You mush occupy the property as a primary residence
  3. Be a U.S. Citizen, U.S. non-citizen national or Qualified Alien such as a permanent resident
  4. Have the legal capacity to purchase a home
  5. Eligibility granted to those who have not been suspended or debarred from participation in federal programs
  6. Demonstrate sufficient credit history andDemonstratelingness to pay creditors
  7. Purchase a property that physically meets all the program guidelines and criteria

WHAT IS UTAH HOUSING?

Utah Housing was established by the Utah Legislature in 1975 to provide decent, safe, and sanitary housing for low and moderate income families of the state.

There are 4 loan options within Utah Housing:

  1. First Home Loan
  2. Home Again Loan
  3. Score Loan
  4. NoMI Loan (No Mortgage Insurance)

Utah Housing Corp helps potential home buyers who lack the money to pay for their down payment and/or closing cost for a home purchase. They offer a second mortgage option that allows most of their home buyers to purchase with zero down. Utah Housing allows an applicant to borrow up to 6% of the home purchase amount which can help cover the down payment and closing costs.

One of the most common questions I receive has to deal with Down Payment Assistance Programs. Buyers would like to know what is available and how to qualify. The good news is there is a grant available right here in Southern Utah.

The City of Hurricane has developed it specifically for someone looking to buy a newly built home! The city’s goal is to help drive new homeowners to live within city limits by pitching in $2,000 towards the costs! 

This program has been going on for many years, but few people know about it. Here are a few of the details:

  • There is a $2,000 grant available to new homeowners
  • This grant can be awarded to any one purchasing a newly built home within Hurricane City limits
  • It must be your Primary/only home
  • You must purchase the home through a USDA Rural Housing Loan
